What is included in the sale of a house is whatever is referred to when (someone says) house, if it is connected to it and fixed, not movable. [2180] Items like ladders, nailed shelves, and erected doors, they (the scholars) differed (in the) ruling regarding keys. The Hanafi, Maliki, and Shafi'i schools, and one opinion within the Hanbali school, hold that keys are included in the sale of a house without stipulation. However, the Hanbalis, and another opinion within the Shafi'i school, hold that they are not included. [2185] Ibn Hazm said: "Whoever buys land owns everything on it including any existing structures or trees. Similarly, whoever buys a house owns all of it (i.e. the entire building) and everything installed in it such as doors or stairs, and other than that, and there is a certain consensus (in this matter)."
